GEM Estate Management Limited

Has anyone heard of GEM Estate Management Limited and Max Pendleton as the name rings a bell but for the life of my I cannot figure out why.

They have just been appointed to our block and to be honest I have had one phone call with them and he speaks to you as if you are Sh*t on his shoe and not worthy....!!!

I havent heard of them but if they speak to you like that it isnt a good sign.  I dont phone my management company now as they are also difficult on the phone. A letter may be more effective and always keep a copy.

Hi,

We changed from CPM to GEM more than a year ago. We have found GEM to be OK, not spectacular but much better than CPM.  I usually communicate by email and save everything for future reference.

Re Max Pendleton, I've not spoken to him myself, but I've spoken to a couple of others in GEM and they are fine.  You may have come across his name in the local press (Hertfordshire) because he is quite active in cycling?

On balance I wouldn't worry that they've been appointed as Managing Agents, but (as with all the others too) I would keep an eye on them.

watch gem very carefully. ask for proof of professional qualifications of all staff including max pendleton. its worth having an audit done if you are in doubt. i'm not sure how they got fsa approval for insurance bearing in mind the fsa look at "training and competency" and "treating customers fairly".

Update:

Three months ago GEM were sacked, they were useless.... we soon  found out that their clients tend to be short term as if you are with them any length of time, nothing gets done and so when you have to start forking out for repairs left undone, the bills esculate.

We have found us a nice little agent in Essex locally where you actually see the Director on site checking contractors work!!!!

I think Max Pendleton used to post here.

I know a nice little agent in Essex lol....(not in Southend)

Sorry been busy at work as loads of us been made redundant (not me thank god).  The Agent in Essex is Essex Residential Services in Gidea Park, been as good as gold so far, done all the outstanding repairs, recently had a meeting with the leaseholders and discussed a 3yr plan for maintenance and likely costs etc...
